The corridors, and what is actually committed in each.

Kokapet

Kokapet is the most institutionally priced land market in Hyderabad. The TSIIC Neopolis auctions moved the reference price for the entire western corridor and pulled Grade A office and branded residential demand across the Outer Ring Road. For investors this is now an entry-price market rather than a discovery market. The returns available here are compressed relative to 2018, but so is the risk: approvals are cleaner, infrastructure is committed and the buyer pool is deep.

Tellapur

Tellapur has become the default answer for buyers who work in the Financial District and want a gated community with real amenity at a price the core corridor no longer offers. Supply is now substantial, which has moderated price growth but improved liquidity. This is a market where an owner can exit in a reasonable timeframe — something that cannot be said of every corridor in the city.

Shankarpally

Shankarpally is where the western corridor turns from developed to developing. Plotted layouts and weekend farmland dominate, and land is still bought by the acre rather than the square yard. This is a hold market. The Regional Ring Road alignment is the single largest variable, and parcels that sit inside a five-kilometre band of a confirmed interchange behave very differently from parcels that do not.

Mokila

Mokila sits between Tellapur and Shankarpally and has become the villa-plot market of the western corridor. Large plot sizes, low density and buyers who intend to build within a few years. The scheme quality here varies widely. A well-executed layout with real infrastructure trades at a substantial premium to a layout that exists mainly on paper, and the difference is not visible in a brochure.

Financial District

The Financial District is the employment engine that every residential market in the western corridor prices against. Grade A stock, global occupiers and the deepest leasing market in the city. For WENS this is primarily a commercial leasing and advisory market rather than a development market. Land here is largely spoken for; the value we add is on the occupier and landlord side.

Adibatla

Adibatla is an employment-led land market. The aerospace and defence cluster, the adjoining IT park and the airport corridor together create a resident workforce that has to live within a reasonable commute. Prices here are lower than the western corridor by a wide margin, and the growth case rests on employment expansion rather than on speculative land trade. That makes it a longer hold with a clearer underlying reason.

Shamshabad

Shamshabad’s market is defined by the airport. Logistics, warehousing, hospitality and airport-adjacent employment drive land demand, and the profile is more commercial than residential. Land here rewards buyers who understand permissible use. The gap in value between a parcel that can carry a warehouse and one that cannot is significant, and it is not always obvious from the revenue record.

Kompally

Kompally is north Hyderabad’s most established residential market — mature, end-user driven and priced well below the western corridor for comparable specification. Growth here has been steady rather than dramatic. For an owner seeking rental yield rather than capital appreciation, the arithmetic often works better here than in the west.
