WENS identifies selected real-estate opportunities where individual investors may participate alongside WENS or through an agreed investment or partnership structure.

Investment opportunities are not publicly listed on our website.

We do not publish opportunity cards, ticket sizes or projected returns, and nothing on this site is an offer or an invitation to invest. Each opportunity is different, and the only sensible way to look at one is against its own property, its own structure and its own risks.

A future WENS platform may let registered users see the kinds of opportunity relevant to the property interests they have told us about. Participation would still be a one-to-one conversation with a WENS account manager. That functionality does not exist yet.

    WENS identifies an opportunity through its own sourcing, its network or an approach from a landowner or partner.

  • Evaluate

    The opportunity is examined from commercial, property and execution perspectives — with title, documentation and approvals reviewed in coordination with the relevant legal and technical professionals.

  • Discuss

    A suitable investor is introduced to the opportunity, privately, with the information needed to form a view.

  • Structure

    The proposed participation and commercial arrangement are discussed — what each party puts in, what each party is entitled to, and when.

  • Execute

    Appropriate agreements and documentation are completed, and the property or project is acquired, developed, constructed, marketed or otherwise executed as applicable.

  • Exit

    The property or project is sold or otherwise completed according to the agreed structure, and the parties settle according to their contractual rights and obligations.

Not every real-estate opportunity requires the same structure. There is no single investment structure that applies to every WENS opportunity — each is evaluated and structured separately.

The exact structure, rights, obligations, costs, risks, timelines and settlement mechanism are determined for each opportunity individually and set down in the applicable agreement.

Why one to one

Real estate is not one-size-fits-all.

Location, title, development potential, approvals, costs, market demand, timeline and exit strategy all vary. That is why WENS does not treat real-estate opportunities like products on a public investment shelf.

Why you won’t find opportunities listed here

WENS may work on several opportunities at different stages, but individual investor opportunities are not displayed publicly as a catalogue. Where appropriate, an opportunity is discussed directly with a suitable investor, with the information required for that discussion.

This keeps the conversation on the property, structure, documentation, risk, execution and exit — rather than on a headline return.

  • Does WENS publicly list investment opportunities?

    No. WENS does not currently intend to publicly display individual investment opportunities on the website.

    The website explains how the model works. Specific opportunities are discussed privately and one to one with suitable individuals.

  • How does investing through WENS work?

    A typical process may be: WENS identifies an opportunity; the opportunity is examined from commercial, property and execution perspectives; a suitable investor is introduced to it; the proposed participation and commercial arrangement are discussed; appropriate agreements and documentation are completed; the property or project is acquired, developed, constructed, marketed or otherwise executed as applicable; the property or project is sold or otherwise completed according to the agreed structure; and the parties settle according to their contractual rights and obligations.

  • Does WENS always invest its own money?

    No. Depending on the opportunity, WENS may use its own capital, partner capital, investor capital, a landowner contribution, developer or builder resources, or a combination of these.

    The structure depends on the specific transaction.

  • Does WENS guarantee profits?

    No. WENS does not guarantee profits, appreciation, investment returns or transaction outcomes unless a specific legally binding contractual obligation expressly provides otherwise.

  • Is there a minimum investment amount?

  • Can property values fall?

  • Are returns guaranteed?

    Any suitable opportunity is discussed through the applicable one-to-one process.

  • Does WENS take investor money and invest it anywhere?

    The role of WENS, the source and use of funds, rights, obligations, commercial terms and documentation are established for each transaction.
